What Tenants Want: An Examination of ESG Factors in Office Market Considerations

This year-long, BOMA BC–led research study was motivated by a common assumption in commercial real estate: that sustainability investments enhance a building’s ability to attract and retain tenants.

Drawing on 449 survey responses across 65 office buildings and 15 industries, along with in-depth interviews with tenant representatives and commercial real estate experts, the study offers the first regionally grounded, empirical analysis of tenant priorities in our local market.

The presentation explores:

• Which building features are true non-negotiables
• Which features are less valued than expected
• What ESG-prioritizing tenants have in common

The study concludes with practical, role-specific recommendations for landlords, building managers, brokers, developers, tenants, and policymakers.
